Texas New Homes Are Selling Faster

As someone deeply rooted in East Texas real estate, I keep a close eye on trends across our state. In Mid-Q3, Texas saw 5,700 new home sales—a slight dip of about 7% from the previous month and 3% from last year. Yet, it's notable that the average time homes spend on the market keeps improving for the fourth month in a row: now down to 109 days from 112 earlier this quarter. Pricing remains steady, with the average new home price holding at $424,000 and the sales-to-list price ratio reaching nearly 98%. While these numbers mirror the seasonal slowdown we expect around this time of year, they also highlight the importance of thoughtful pricing and inventory management. Active listings have climbed to 37,000, giving Texas buyers more options than we've seen in a while. Whether you're a first-time buyer, relocating, or interested in new builds, understanding these shifts can help you make a more informed move. Guiding clients through each market turn is what I enjoy most.
